Feasibility study is only necessary on large development sites. It is the study and exploration of possibilities on a large development site, of bulk and location for the proposed development, from simple to complex and whether the project is viable or not. Councils have a set of rules that are vital to adhere to for housing development and our job is to calculate and design the best possible housing/development that complies with the rules.
We will provide a rough sketch up of your design and a quick discussion of any changes. A site topographical survey may be required to be undertaken by a land surveyor. This shows the site levels and boundaries and gives a better indication of what can be built on the site. Afterwards, a full design brief will be gathered.
Concept design is the first design phase where all functions and forms are articulated. This phase involves discussion and interactions with you to achieve the best design outcome.
It is a 3D model design of a concept plan and we also provide reports on site analysis and condition. We attend meetings with you, with consultants and engineers when required. Further reviews/changes made to the design is to be charged extra from the given quote.
Detailed plans and specifications are produced. These plans will ultimately guide your builder, and show what other necessary experts are required. Submission of detailed documentation and plans to council is always required. We also liaise with consultants, engineers and council on any issues.
A detailed specification of materials, quality and finishes will be selected by an OSA designer, with your approval. A selection of 3-4 recommended contractors would be chosen to submit a tender. A time period for final submission is given (usually 3-4 weeks). We prepare a Tender analysis report and send to you for review, then the successful contractor is chosen.
Preparation of a construction contract is created, between OSA, you (the client), and the selected builder. Regular site visits to observe construction and compliance. Site meetings held with the contractor. Payment claims & certificates issued. We can also assist in Preparation of the Practical Completion and application of Code Compliance Certificate (CCC).
